Choosing a Builder

When you’re thinking about buying a new home, selecting the right home builder is one of the most important steps in creating the home of your dreams. You should feel comfortable asking every question that matters to you — and a true professional builder or sales representative will welcome those questions and want you to be a happy, satisfied homeowner.

Beyond “How much does it cost?” and “When can we move in?”, here are additional questions you should ask:

Questions to Ask a Builder

  • Will you provide references from recent buyers or occupants?
  • Do you have preferred lenders or financing options available?
  • Are there floor plan options (for example, adding a basement or deck)?
  • Can areas such as the basement be left unfinished?
  • How much customization is allowed versus standard features?
  • Can appliances be upgraded or downgraded?
  • Are there additional fees related to the home or development?
  • Will there be a homeowners’ association (HOA)?
    • What are the dues?
    • What do they cover?
    • What are the rules or restrictions?
  • Do you offer a warranty?
  • Does the price include landscaping? What happens if plants die within a year?
  • Are there restrictive covenants?
  • What are the estimated property taxes?
  • How is the local school system rated?
  • Are daycare centers, grocery stores, and other daily conveniences nearby?
  • What emergency facilities (police, fire, hospitals) serve the area?
  • Are there major development plans for the area within the next five years?

How to Choose a Home Builder

Make a List of Possible Builders

Once you’ve decided on the type of home you want, create a list of potential builders.

  • Contact your local home builders’ association for a list of builders in your area. Visit www.ncbia.com to explore trusted professionals.
  • Review the real estate section of your local newspaper to see which builders are active and what types of homes they’re constructing.
  • Speak with local real estate agents for recommendations.
  • Ask friends and family about their experiences and referrals.

Do Your Homework

Once you’ve identified potential builders, it’s time to ask questions — both of the builders and their homeowners.

Interview builders and get answers in writing whenever possible. Then visit recently built homes and subdivisions. If you see homeowners outside, introduce yourself and ask about their experience.

Questions for homeowners:

  • Are you happy with your home?
  • Were any issues handled promptly and properly?
  • Would you build with this builder again?

Drive through neighborhoods to evaluate curb appeal and overall quality. Take notes during your visits so you can compare builders later.

Shop for Quality and Value

Tour model homes, open houses, and home shows whenever possible. These provide an excellent opportunity to evaluate craftsmanship and design ideas.

When examining a home:

  • Inspect cabinetry, trim work, paint, and flooring.
  • Ask detailed questions about materials and construction methods.
  • Take notes if answers are given verbally.
  • Never hesitate to ask questions — even small ones can reveal important information.
